The Brief
A young couple buying their first home in Bhubaneswar. Fixed budget: ₹4.5 Lakhs absolute maximum. Priority: quality materials (no MDF, no particle board) in a clean, Japandi-influenced aesthetic. No waste on finishes they didn’t value.
The Philosophy
This project is proof that the AK Interiors factory-direct model works for budget-conscious clients. By cutting out designer margin (30%), plywood retail markup (15%), and subcontractor fees (20%), we delivered the same material quality as a ₹7 Lakh project within a ₹4.2 Lakh budget.
Kitchen (₹1.3 Lakhs)
A straight 8ft kitchen — the most space-efficient layout for this compact kitchen footprint.
- CenturyPly IS:710 BWP 18mm carcass
- Greenlam Super-Matte White shutters
- Hettich soft-close hinges (all doors)
- Hettich tandem drawers (4 drawers — kitchen only)
- New Vizag Blue granite countertop
- Single-bowl sink
Bedrooms (₹1.6 Lakhs total)
Master bedroom: 6ft 3-door wardrobe in Walnut grain laminate. Bed: standard ply frame with box storage. IS:303 carcass (dry room, adequate grade).
Second bedroom: compact wardrobe + study desk unit in white laminate. Clean, functional.
Living Room & False Ceiling (₹1.1 Lakhs)
TV unit in charcoal matte laminate with open niches. Single-level gypsum false ceiling across all rooms with warm LED cove. Kept simple — maximum impact per rupee.
Result
A first home that looks designed, built to last, and within the budget. The couple has referred 3 friends to AK Interiors since handover.
